Chimney Service in Haddonfield, New Jersey

Half of Haddonfield's homes were built before 1940, many inside a historic district that reviews roofs. We inspect chimneys free and plan repairs with that in mind.

Haddonfield's first settler was a Quaker bricklayer, Francis Collins, who arrived in 1682. Elizabeth Haddon sailed from England in 1701 and went on to develop the town. The Indian King Tavern, built in 1750, hosted the New Jersey Legislature in 1777 and is now a state historic site, and in 1858 the first fairly complete Hadrosaurus skeleton found in North America was dug up here. The borough was incorporated in 1875. It covers under three square miles, and the 2020 census counted 12,550 residents.

Census figures (ACS 2024) show 50.1 percent of Haddonfield homes built before 1940 and more than three-quarters before 1960, and the median home falls in the pre-1940 group. Unlike Collingswood up Haddon Avenue, about 81 percent are detached houses. About 81 percent of homes heat with utility gas and 5 percent with oil. That adds up to large brick chimneys with mortar that has weathered for close to a century, some of them built without a flue liner, now venting modern gas furnaces and water heaters.

Haddonfield's historic district and your roof

In 1971 Haddonfield became the second New Jersey town, after Cape May, to set up a historic preservation district. The borough's own FAQ says roofing, siding or any alteration to the exterior appearance of a structure in the district needs a certificate of appropriateness. Applications start at the Zoning and Construction Office in Borough Hall, the Historic Preservation Commission reviews the design, and the Planning Board gives final approval. The commission chair can decide that some work doesn't need the full commission.

Homes in the district get a yearly letter saying so, and Chapter 135 of the borough code lists the boundaries by address. Before a rebuild, a new crown profile or a chimney removal, check with the borough. We give you photos and a written scope for the application.

Century-old brick

New Jersey's fire code says a masonry chimney with no flue liner and open mortar joints that let smoke or gas into the house shall be repaired or relined. At the free inspection we look at the flue, the mortar and the brick at the top, where the weather does the most damage.

Typical prices: repointing $500 to $2,500, spalled brick replacement $1,000 to $3,500, rebuilding the top few courses $1,000 to $3,500, and a cast-in-place liner, which suits old flues with bends and gaps, $2,000 to $7,000. Smoke chamber parging runs $800 to $2,000.

FAQ

Haddonfield chimney questions

Does chimney work in Haddonfield need historic approval?

If the house is in the historic district, roofing and any change to the exterior appearance need a certificate of appropriateness. Apply through the Zoning and Construction Office; the Historic Preservation Commission reviews the design. Ask the borough before rebuilding or removing a chimney.

How do I know if my house is in the historic district?

The borough sends a yearly letter to properties in the district, and Chapter 135 of the borough code lists the boundaries by street address. You can also check the district map on the borough's website.

My chimney has no liner. What can be done?

A stainless liner typically runs $1,500 to $5,000 and a cast-in-place liner $2,000 to $7,000. A spray-on coating of an existing chimney counts as ordinary maintenance under New Jersey's construction code. We tell you what your flue needs at the free inspection.

How much does chimney cleaning cost in Haddonfield?

We price the cleaning at the free inspection, once we see the chimney and what is inside. Heavy creosote removal, if needed, typically runs $400 to $900. The price is written down before any work.
